After two years supervising our Canmore office, I made the move.
Jessie and I packed up with our two boys and we are living in Canmore now — same town as the listings, the showings, and the files I have been overseeing from the brokerage side since we took on this office.
I was born and raised in Cold Lake. Licensed as an Alberta REALTOR® in 2009, broker since 2013. That is 17 years in residential and commercial work, and 13 years responsible for a brokerage. Coldwell Banker Lifestyle started in Cold Lake. We expanded into the Bow Valley when we acquired the Canmore office. I've ran the office for two years before we decided to make the move. The market here was not new to me on moving day.

Both of us being in town changes the work in small, practical ways. Marketing is built by people who drive the same roads in February that our clients do. Advice about schools, winter access, and which streets actually work for a family is not coming from a weekend visit.
A lot of “moving to Canmore from Calgary” and “moving to Canmore from Edmonton” searches are family searches. We just did that move and our answers are not theoretical.
Why Canmore still needs a local read
Canmore real estate does not trade like a Calgary suburb. Buyers coming in from other parts of Alberta often bring city habits: more inventory, cleaner comps, fewer land-use surprises.
Canmore sits at the edge of Banff National Park, with Kananaskis next door. Demand is a mix of full-time residents, people relocating for the mountain lifestyle, second-home buyers, and investors looking at condos, townhouses, detached homes, and tourist-home / short-term rental product. Silvertip, Three Sisters, South Canmore, Cougar Creek, Peaks of Grassi, Rundle / Rundleview, Lions Park, and Bow Valley Trail neighbourhoods all have different characteristics and nuances.
As of late-September 2026, public listing sites have been showing roughly 150–165 active Canmore listings, with median list prices often around $1.2 million depending on the mix of houses, townhomes, and condos. Detached product is usually well above that. There is more choice than there was in the tightest post-pandemic years. That is helpful.
What I spend time on is the unglamorous part: zoning, occupancy, taxes, disclosure, and whether the use you want is even allowed in that building.

Fair questions. The answers are local.
A Calgary detached budget does not buy the same house here. A condo that looks cheap on MLS® can come without a short-term rental zoning, building-bylaw limits, parking rules, or a different tax treatment than a primary residence. The Town of Canmore has also been active on housing policy, including rules aimed at primary occupancy and affordability. Skip that homework and you can end up with a property you cannot use the way you planned.
I start with use, then photos. Full-time home for a family? Weekend base for skiing and hiking? Long-term rental? Something you hope to list short-term? That answer changes the neighbourhood, the building, the financing, and the due diligence.
Selling a home in Canmore
If you are searching selling a house in Canmore or what is my Canmore home worth, you are in a more balanced market than a few years ago. More listings means buyers compare. Overpriced homes sit. Well-priced, well-presented homes in the right segment still sell.
What I tell sellers inside the office is the same thing I will tell you:
- use comps from the same neighbourhood and property type
- be clear on residential vs. short-term rental use
- present the home the way Calgary and Edmonton buyers expect when they drive out for a weekend of showings
- market it like the mountain town it actually is — that is Jessie’s work
- if the ask is wrong, say so before the market does
How I work
People inside the office already use me for the messy files: conditions, timing, odd title, two households trying to land in the same mountain town. I am particular about RECA standards, contracts, and the parts of a deal that go sideways when someone assumes Canmore works like the city they just left. I watch inventory and neighbourhood-level pricing, plus the local policy that actually moves numbers here — not only the Bank of Canada headline.
I will take a wish list seriously. I will also tell you when a number or a property does not work.

Silvertip — golf, views, a mix of luxury homes, townhomes, and condos.
Three Sisters / Stewart Creek — family-oriented streets, newer product, trail access.
South Canmore — closer to the original town, walkable, a wide price spread.
Cougar Creek and Benchlands — established residential streets, mountain backdrop, family nieghbourhoods.
Peaks of Grassi — hillside homes and townhomes with valley outlooks.
Bow Valley Trail — condos and townhomes with highway access; often the first search for Calgary commuters and pied-à-terre buyers.
Town centre and Spring Creek — walk-to-Main-Street living, and a different premium.
None of those labels tell you whether a specific unit can be a primary residence, a long-term rental, or a tourist home. Have that conversation before you write an offer.
